From Rosecrest down to the Towne Center blocks, Herriman homes came with HVAC chosen off a purchase order: functional equipment, installed at production speed, by a subcontractor whose phone number you were never given. Two things routinely fall through that crack. The manufacturer warranty often never gets registered — which can quietly cut parts coverage in half — and nobody hands you a maintenance plan for a machine that needs one from year one.

Sometimes the builder sized the system so tightly that pushing it into a finished basement shortchanges every floor, and aductless mini-split for the new space is the smarter money. Bench elevation, canyon wind, construction dust

Herriman's geography works its equipment harder than the flat parts of the valley. The bench neighborhoods climb high enough that thin air shaves real capacity off nameplate ratings, and the wind that pours off the Oquirrhs will walk a poorly anchored condenser right off its pad.
