Straight answers for Lehi homeowners

My builder-grade furnace is 12 years old. Repair or replace?

Honest answer: it depends on the failure, and we'll show you the math. Much of Lehi was built in a hurry between 2005 and 2018, usually with single-stage builder-grade equipment — fine machines, but specified for price, not longevity. A $300 repair on a 12-year-old furnace can make sense; a $1,200 repair usually doesn't. You get the number, our read, and the decision stays yours.

Does Traverse Mountain need different equipment than the valley floor?

The upper benches sit high enough that altitude derating is real — furnaces deliver less heat than their sea-level label promises — and the wind exposure up there is harder on outdoor units. We size for your actual elevation and anchor for the ridgeline weather, the same physics we apply on the Draper side of the mountain.

Can you integrate with our smart home setup?

Yes — this is Silicon Slopes, and half our Lehi calls end with a thermostat conversation. We install and configure Nest, ecobee, Sensi, and others, add a C-wire when the builder's wiring is missing one (it usually is), and make sure heating stages actually work with the thermostat's logic instead of fighting it.

Why is the upstairs so much hotter than the main floor?

Lehi's two-story floor plans share the valley-wide curse: one thermostat downstairs, bedrooms upstairs baking in July. Fixes range from cheap to structural — return-air improvements, damper balancing, two-stage equipment that runs longer and gentler, or zoning that gives upstairs its own brain. We start with the cheap end and only move up if the house needs it.
