Why a calendar beats a breakdown

Almost every no-heat call we run in December and no-cool call in July was preventable — a part that had been failing slowly for months and finally quit on the worst possible day. The repair costs what it costs, but the timing is what really hurts: you're waiting on a schedule that the whole valley is competing for, in a house that's 55 degrees or 90.

A maintenance plan flips that. The equipment gets looked at in September and April, when nothing is on fire and nobody is in a hurry. Problems get found while they're still cheap, fixes happen on your schedule instead of the weather's, and most years the visit simply confirms the system is healthy — which is the outcome you're paying for.

Your half of the plan

The monthly items don't need a technician, just a habit. Check the filter every month during inversion season and fire season — Salt Lake City air loads filters far faster than the every-90-days advice printed on the box — and every couple of months the rest of the year. Keep the outdoor unit clear: two feet of open space around the cabinet, and a gentle rinse when June cottonwood fluff mats the fins. Leave supply vents open even in rooms you don't use; closing them doesn't save energy, it just unbalances the duct system. And each fall, give the thermostat fresh batteries before it picks the coldest night of the year to die quietly.

Twice a year, a technician runs the full instrumented checklist — the same one on every visit, for every tech. The details of what gets measured are on our tune-up page, but the shape of the visit is simple: we test, we show you the readings, and you get a plain-English verdict. If something needs work, you get a firm quote first and you decide. If the system is healthy, we say so and leave — that's most visits, and that's the point.

The year at a glance

No surprises, start to finish

  1. Fall — book the furnace tune-up

    September or early October, before the first hard freeze. Burners, safeties, and the heat exchanger get proven before the season leans on them. This is the visit that satisfies your annual warranty requirement.

  2. Winter — filters and attention

    Check the filter monthly once inversion season settles in; it loads far faster than the box says. If the furnace picks up a new noise or starts short-cycling, call while it's still a small problem.

  3. Spring — wake the AC up properly

    April or May, before the first heat wave — the week every weak capacitor in the valley quits at once. A spring visit finds yours on a meter, months before it strands you.

  4. Summer — keep the outdoor unit breathing

    Hose cottonwood fluff off the condenser fins, keep two feet clear around the cabinet, and check filters more often when wildfire smoke rolls in.

When should I book my fall furnace tune-up?

September or early October. When the first cold snap hits the valley, every furnace that sat untouched all summer gets switched on the same week — the ones with problems fail together, and every shop's schedule fills at once. A September visit gets the same checklist done in the calm, and if a part is wearing, you have time to fix it on your terms.

Do you offer a maintenance membership or contract?

For homes, no — no memberships, no auto-renewing agreements. The plan is exactly what's on this page: two flat-rate visits a year that you book, plus the in-between items you handle yourself. For shops, restaurants, and other commercial buildings we do set up scheduled maintenance visits — see our commercial HVAC page.

What maintenance can I safely do myself?

Plenty: swap filters (we'll show you the size and how), keep the outdoor unit clear of leaves and cottonwood fluff, keep supply vents open even in rooms you don't use, and put fresh batteries in the thermostat each fall. What we'd rather you leave to us is anything involving gas, combustion, refrigerant, or high-voltage electrical — that's where the specialty instruments and the licenses earn their keep.

What actually happens if I skip a year?

Honestly? The system probably still runs. But small problems get a full season to grow into big ones, efficiency drifts down as coils and burners get dirty, and you put both warranties at risk — manufacturers expect documented professional maintenance, and our free 5-year labor warranty requires an annual tune-up from our team to stay active. The odds catch up with skipped years.

Does the plan change if I have a heat pump?

Same rhythm, same reasoning. A heat pump works year-round instead of in seasonal sprints, so it earns its two visits even more: one before heating season to check the heating side, one before summer for cooling performance. Mini-splits follow the same calendar.
