Heating & cooling for Bountiful, terraced up the hillside
Bountiful climbs its bench in steps — split-levels and view homes stacked against the mountain, taking the full evening sun across the valley. Comfort here is a levels problem, and we solve it level by level.

Houses built on steps need airflow that thinks in steps
South Davis grew up the hillside, and Bountiful's signature housing — the split-levels and tri-levels of the '60s through the '80s — reflects it. Each level sits against a different amount of earth, takes different sun, and loses heat at its own rate. The single thermostat in the hallway is refereeing all of it blind. We fix stacked-level comfort in escalating order: returns and balancing first, staged equipment that runs longer and gentler when replacement time comes, and true zoning when a home's levels have genuinely different lives. You get told where on that ladder your house sits before anyone spends real money.
The west-facing glass problem
The reason people buy on the bench — that valley-and-lake sunset view — is the same reason the family room is unbearable at 7 PM in July. Big west glass loads a house exactly as the outdoor unit hits the hottest, least efficient hour of its day. Sizing a replacement AC for a view home means counting that gain honestly: orientation, glass area, and the evening spike, not just floor area. Get it right and the system coasts; get it wrong and no tonnage is ever quite enough. We've sized for this bench enough times to know which one you're living with.
Davis County wind, older-furnace honesty
Bountiful shares Davis County's east-wind events — the canyon blows that make the news and test every loose condenser pad north of Salt Lake City. Anchoring and smart placement are standard on our installs here. And because so much of Bountiful's stock predates 1985, we spend a lot of visits with genuinely old furnaces: honestinspections that tell you what's real, repairs when a part is the problem, and a straight conversation about timing when a heat exchanger's years are numbered. No fear-selling — just the reading, the options, and your decision.

“Lucas responded to my call regarding my broken furnace and showed up the same day to assess the problem. We discussed brands and price options. He communicated clearly and regularly throughout the process. The new furnace was installed within a week and his install crew was respectful and professional.”
Bountiful questions
Straight answers for Bountiful homeowners
Our house faces west over the valley. Why do summer evenings roast us?
That view has a price. Bountiful's bench homes take direct sun through their biggest glass exactly when the day peaks, and the heat load arrives hours after the thermostat downstairs stopped paying attention. Staged cooling, damper balancing toward the west rooms, or zoning for the view level are the real fixes — sized to how your house actually gains heat, not its square footage alone.
Three levels, one thermostat, three different temperatures. Normal?
Normal for a Bountiful split-level, and fixable. Homes terraced into the hillside stack their levels against different amounts of earth and sun, so one thermostat is refereeing three climates. Options run from balancing and return work to two-stage equipment to full zoning. We start with the cheapest fix that changes your evenings.
Do the canyon winds here affect outdoor units?
When the east wind events come through Davis County, yes — they're hard on anything loose. We anchor condensers accordingly and check clearances so debris doesn't pack into coils after a blow. If your unit sits in an exposed east-facing spot, mention it; placement and anchoring are part of the quote, not an extra.
Our furnace is original to the '70s house. Should we be nervous?
Respectful, not nervous. Bountiful's older housing carries plenty of long-serving furnaces — well-built, and well past the age where heat exchangers deserve an annual look. A tune-up with a real inspection tells you honestly where it stands. When the time comes, replacement gets sized for hillside sun and stacked levels, and our free 5-year labor warranty rides along.
